Terms and Conditions of Booking
1. Price Guarantee:
As soon as you have confirmed your booking and paid the deposit
(or full payment if you wish), the cost of rental is guaranteed
against increase. This guarantee is subject to our conditions of
payment being met and providing no further amendments are made to
your booking. We can take bookings two years in advance.
2. Booking and Payment
(a) Deposit: To confirm your reservation, a deposit
of £100 (or US.$ equivalent)per week (or part week) for the
rental period is required, together with names of the persons in
the party. To avoid any confusion later, you are advised to print
off and keep a copy of this agreement. We do not accept bookings
from parties of young people all of whom are under 21yrs. The signatory
on the booking form must be a member of the party occupying the
property and must be 21yrs or over.
(b) Payment of the Balance: The balance of the rental fee is due at least 8 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of any cheque not being honoured by the bank on which it is drawn, we will make a charge of £10 to cover any Bank charges and our administration costs.

3. Cancellation:
The following charges will apply from the date of notification*:
Up to 56 days prior to departure... Deposit only
Within 56 days of departure...........100% of full rental cost.
* Should a replacement rental be found then a proportionate refund
will be made. We strongly recommend that your Travel Insurance includes
insurance against cancellation
4. Alterations to Confirmed Bookings:
We will do all we can to help out, but cannot guarantee to meet
all such requests.
5. Rental Period:
This begins at 4pm on the day of arrival and ends at 10am on the
day of departure. Failure to comply may result in an additional
charge. Late check out can sometimes be negotiated.
6. Security Deposit:
The client agrees to pay for all breakage, losses and damage to
the property or its fixtures and fittings and excess utility usage. A deposit of £100
will be required and held against any such loss or damage, and will
be refunded, less any charges, after departure and a property check
has been carried out. The client agrees to take good care of the
property and to leave it clean and tidy on departure.
7. Sub-Letting:
The accommodation is reserved exclusively for the people named in
the party at the time of booking (see 2a), and no other person is
permitted to stay there.
8. Safety:
We cannot accept any responsibility whatsoever and howsoever caused
for injury or damage as a result of use of the Villa, pool, hot
tub or surrounding area. Guests are specifically requested not to
allow unsupervised children to use the pool or hot tub. Door alarms
are fitted according to Florida law and are tampered with at your
own risk. Failure to function must be reported immediately.
9. Force Majeure:
As the owners of the property, we will not be liable for loss or
delay caused by any of the following: strikes, industrial disputes,
riots, political unrest, hostilities, war or threat of war, terrorist
activity, fire, flood, technical/weather problems with transport,
aircraft grounding, closure of airports or ports, weather conditions
or any other event beyond the owners or their agents' control.
10. Smoking:
Clients are requested not to smoke in the villa. Smoking in the
home or bringing pets will incur loss of security deposit.
